  • The initial building survey presented some issues, which we then pressed the managing agents for immediate remedial works;
  • We reduced the offer on the basis of insuring our clients against loss of rental income due to the impending works;
  • Three competitive quotes were obtained for the general refurbishment to bring the property a to a good rental standard;
  • We introduced our panelled interior designer to furnish the property to high level specifications;
  • We appointed the most appropriate agents and negotiated the rental contracts;
  • Our client achieved consecutive offers after viewings, agreed on a three year tenancy at 3.5% yield;
  • Property remains under our in house property management.
